📌 Position Overview

Reporting to the Director, Real Estate Management, the Property Manager is responsible for the full management of an assigned portfolio of commercial properties. This includes operations, tenant relations, maintenance oversight, financial performance, vendor management, compliance, and supporting strategic initiatives.

This role is ideal for a structured, hands-on, and service-oriented professional looking to grow within a strong and reputable organization.


🎯 Key Responsibilities

📍 Daily Operations Management

  • Ensure the proper functioning and maintenance of all building systems, equipment, and facilities.

  • Coordinate and supervise preventive and day-to-day maintenance activities.

  • Manage incidents, enforce compliance with safety protocols, company standards, and industry regulations.

  • Oversee building technicians and ensure consistent operational follow-ups.

  • Participate in the process of obtaining environmental certifications.

📍 Financial Management (OPEX & CAPEX)

  • Manage accounts payable, recurring payments, tenant billing, and all operating expenses related to the properties.

  • Prepare and administer operating budgets (OPEX) and capital expenditure budgets (CAPEX).

  • Produce, analyze, and present monthly financial performance reports.

  • Administer and track all service contracts.

  • Provide senior management with regular reports on property performance, KPIs, and strategic opportunities.

📍 Tenant Relations

  • Act as the primary point of contact for all tenant inquiries and requests.

  • Deliver prompt, courteous, and effective service.

  • Maintain high tenant satisfaction and proactively improve the occupant experience.

  • Ensure compliance with all lease obligations.

📍 Vendor & Contractor Management

  • Participate in the preparation of RFPs and assist in contractor selection.

  • Oversee the quality of work delivered by service providers.

  • Ensure all operations meet safety, environmental, and regulatory standards.

📍 Leasing & Lease Administration

  • Collaborate with the leasing department on:

    • new tenant acquisitions,

    • renewals,

    • market condition assessments.

  • Assist with lease negotiations when required.

  • Ensure proper communication and adherence to lease requirements.

📍 Support to the Director & Special Projects

  • Support the Director, Real Estate Management – Montreal Region, in day-to-day activities.

  • Take part in strategic or operational special projects.

  • Perform any other related duties as required.


🧠 Required Skills & Qualifications

  • Degree or diploma in Real Estate, Management, Administration, or a related field.

  • Minimum 3 years of experience in a similar property management role.

  • Strong understanding of commercial real estate, building operations, and project coordination.

  • Excellent communication skills in English and French.

  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook).

  • Valid driver’s license.
